Position: Project Manager
Reports to: VP - Construction
Status: Exempt
PURPOSE
The Project Manager is responsible for managing all facets of our construction projects. This includes coordinating schedules, planning, job costing, forecasting, and budgets. Collaborate with estimators, superintendent, and foremen to complete construction and installation of the systems safely, on time and on budget. Participate in the conceptual development of construction projects and oversee the project’s organization, scheduling, and implementation.
RESPONSIBILITIES & DUTIES
Planning:
Plan and review customer’s bid documents and requirements.
Plan and review job cost estimates and prepare budgets.
Work with estimator/precon manager to determine subs and material/equipment suppliers.
Plan and review with foreman to identify specific labor codes to be used for project.
Complete and submit permit and licenses applications with appropriate regulatory agencies.
Plan and review any pre-fabrication requirements for the project.
Plan and review with Construction Superintendent all safety concerns or requirements.
Plan and review for adequate personnel resource.
Prepare and coordinate initial timely project schedule.
Plan and execute percent complete meetings with Field Foremen.
Perform other duties as necessary to ensure a successful and efficient construction project.
Coordination:
Coordinate and facilitate turnover meetings with management, estimator, foreman, and crew
Complete and submit PO’s to appropriate vendors.
Coordinate and ensure proper insurance certificates are received by sub-contractors, etc.
Determine/coordinate all pre-fabrication opportunities with project leadership team
Project Control:
Direct and monitor budgets, monthly job costs and negotiated change orders
Ensure project billing accuracy and timeliness.
Quality control/assurance in meeting the contract specifications and project deliverables
Maintain current project construction schedules
Perform other duties as necessary to ensure a successful and efficient construction project.
Communication:
Must be able to provide proactive, clear and timely communication to team members and co- workers.
Personnel:
Ability to manage construction workers and subcontractors.
Ability to lead and foster positive working environments
MINIMUM REQUIREMENTS
5+ years experience in mechanical construction management or affiliated position
Advance knowledge of construction management processes, means and methods.
Competent in conflict and crisis management.
Excellent time and project management skills.
Proficiency with Procore, Autodesk or equivalent construction management software
Proficiency with MS Project or Primavera project scheduling software
Education
Bachelor’s degree in Construction Management, Engineering or applicable discipline and experience relative to project size/scope.
