Job Title: Project Manager
Job Summary: The Project Manager is responsible for working collaboratively with internal administration, support, and technical personnel, and external customers in managing and coordinating mechanical construction activities to meet project and company objectives. Oversees all aspects of projects within the established budget and time allotted according to the contract documents, plans, and specifications, and to the Owner/Client’s satisfaction.
Essential Duties and Responsibilities:
- Build and maintain relationships with new and existing customers, peers, supervisors, administrative staff, field craft workers, field supervision, vendors, and subcontractors based on respect, trust, and integrity.
- Estimate, budget, track, and control labor and material cost.
- Thoroughly understand project plans, specifications, schedule, and the resources necessary to complete the project on time and within budget.
- Process submittals, RFI’s, and change orders in a timely manner
- Prepare and manage timely, accurate, and complete project documentation.
- Conduct and document procurement activities and efforts, including but not limited to, commodity materials, consumables, necessary tools and equipment, major equipment packages, and subcontracts.
- Manage all aspects of the project: track, measure, and assess quality, safety, and progress of subcontractor work.
- Develop and manage accurate cost projections and evaluate project performance.
- Update monthly Work-In-Progress.
- Proactively manage billings to maintain positive cash flow.
Qualifications:
- The ability to lead, manage, and motivate project teams; entrust responsibility and authority to project personnel, establish accountability for results and create a positive work environment for every project team member to mutually thrive personally and professionally and exceed company and project goals. Work collaboratively in the best interest of a team.
- Sufficient computer skills to enable the use of COINS OA software to track job progress and approve payables.
- Working knowledge of local municipal jurisdictional procedures with regard to plan reviews, permitting, applicable codes, inspections, etc.
- Ability to multitask, organize and prioritize work assignments.
- Interpersonal, verbal and written communications skills to effectively communicate with employees, clients, vendors and subcontractors.
Minimum Requirements
- Bachelor's degree in construction related field or equivalent experience
- Proficiency in Microsoft Office applications within Windows OS environment.
- Experience in Accubid, Microsoft Project and Bluebeam.
